Here’s something new! Have you heard about Ductless heating and air conditioning systems?  Now you can add heat or air conditioning, or both, to any room or multiple rooms in your home without installing ducts to move the air.  If you have a room that you would like to add air conditioning to or several rooms that get a little too toasty in the summer months, this is a great system for you!  No extensive installations, no unsightly window air conditioners.

BUT, here’s the best part for all you Seattle City Light customers; They will help you upgrade to a Ductless Heating and Cooling System with a $1,200 rebate.   Seattle City Light is participating in this regional effort along with the Northwest Energy Efficiency Alliance and other regional utilities.  Visit SCL’s Going Ductless site to learn more about the program and to see if a ductless heat pump is right for you.

Ready for new windows and doors but don’t know where to begin? Pella, doing business since 1925, makes window and door replacement virtually effortless. Fine Construction trusts Pella products and will help you select the products that fit your needs, to installing them, to hauling your old windows away.  Our experts will be with you at every step.  When you choose Pella window and door replacement, your windows and doors are built with custom, quality craftsmanship.

One of the most common reasons to replace existing windows is to increase the energy efficiency of your home — which reduces your heating and cooling bills and lowers greenhouse gas emissions. You’ll notice the savings immediately — because poorly performing windows and doors cause heating and cooling loss in a home. You’re literally throwing money out the window!

Pella has a proud 85-year history of environmental stewardship and has been recognized for its energy efficiency leadership and sustainable business practices. You can feel good about choosing Pella windows and doors. Fine Construction, a green contractor,  is very of this fact and highly praises Pella for it’s 85 year commitment to the environment and great craftsmanship.

EPA requires that firms performing renovation, repair, and painting projects that disturb lead-based paint in pre-1978 homes, child care facilities and schools be certified by EPA and that they use certified renovators who are trained by EPA-approved training providers to follow lead-safe work practices.  Tom Fine and FINE Construction became an EPA certified renovator by taking an eight-hour training course from an EPA-approved training provider.

FINE Construction broke ground recently on a new remodel project on north Admiral in West Seattle. This brick Tudor family home was is in serious need of updating, the bricks were loose and the exterior needed attention. We have almost completed the tuckpointing.

Tuckpointing Definition: The process of repairing a mortar joint in a brick wall is called “tuckpointing.” The term comes from the process of tucking mortar into the damaged mortar joint with the point of a trowel called a “pointing trowel.” Tuckpointing is a critical maintenance task and keeps water from entering the brick wall cavity. If water is allowed to get past the mortar and into the wall, brick failure may occur such as cracking or spalling (popping off of the brick face). In addition to the brick on the gable ends we will be applying traditional 3 coat Stucco, giving this Tudor another 40 plus years of maintenance free life, Yeah!

The electrical is presently a knob and tube wiring system which we will replace as much as we possibly can in this home. The new light fixtures are period reproductions from Rejuvenation Seattle. We are installing a Pella French Door with Mahogany interior millwork. The interior trim for the main floor will be replaced with Mahogany trim and stained. The main floor bathroom is totally gutted and will have a claw foot tub, representing the original 1920’s look and feel.

The back yard has been laid out for a new multi-level deck utilizing IPE Decking to enjoy the beautiful garden.

Fine Construction is very excited about all the new residential high-tech products coming onto the market these days; we are especially intrigued by Lutron’s RadioRA 2 wireless light control system that provides convenient and intuitive control of lights throughout your home.
When you pull up to your house you just push a button, similar to a garage door opener, and the lights automatically come on to a desired setting; entry lights, hallway lights as well as lights that relate to your normal pathway when you come into the house.  You can set up the system to come on at specific times of the day in certain set-up modes. You can select an “all on” setting, or a “romantic on” setting to have the lights dimmer in some areas and off in other areas of the home, setting the mode for the evening. It installs easily, programs quickly, and operates reliably thanks to Clear Connect™ RF Technology.

Other benefits of the RadioRA 2 include; intuitive control of shades, audio-visual devices, and temperature in a single room or throughout the whole house.

Also getting our attention these days is the Nuvo whole House Audio systems, giving homeowners the ultimate in listening power with the ability to choose from six different sound sources, delivering music to up to eight different listening zones in the home.

I had the pleasure of seeing my colleagues, vendors and strangers today at the Seattle Home Show. It was a fine day, I arrived around 10am and was standing at attention waiting to inform home show attendees  about remodeling and answer there questions regarding construction.  I had a chance to talk to a couple of people before I had to go to the main stage and put on a presentation on Working with a Design?Build Contractor that was at noon and at 2:30 I did a seminar How to Prepare for a Remodeling Project.  It was great!

Across from my Fine Construction booth is CB Architects, Craig Anderson. I worked with Craig on a Multi- Family 8 unit Town home project. The project was a nicer design then the standard Seattle plain, boring town homes. That is what i like about Craig he works with green, sustainable companies. Craig was on several  Renovation Nation shows with Steve Thomas (this Old House Past Host) disusing sustainability in Architecture.

On Saturday The Fine Construction Family will be out in force, my dad, Herb and my brother, Dan and Bryant our field worker (this doesn’t mean he is working in the fields pulling weeds), Bryant is working with our carpenters and helping bring things together.

It was god talking with Gordy Greg, Leif and Erik Jackson, Wayne Apostolik, Joe Ratto, the list goes on with the great remodelers I chatted with today. Neil Erickson from NLE Design came to my booth to discuss a current project, he w as so generous he brought me lunch form Pecos. If you don’t know Pecos is a couple blocks south of the Home Show and they have incredible BBG sandwiches.

I went over to the Lutron Mobile showroom and got a tour of the cool new lighting products from Lutron.  I was presently surprised and look forward to using more Lutron products.

If you want to get out of the rain, come on down to the Seattle Home Show 2. Then next weekend is the Remodel Home Tour, if you have some time and want to see some nice projects all over Seattle, come visit us at home # 16 in West Seattle.Moving on up, to the eastside!

I’m sorry I done have any pictures, I’ll try to get some tomorrow. Let’s hope for some good leads and meeting nice people. Have a great weekend!

In Seattle everyone knows what we are in for during the winter, rain, rain and more rain. Well we have been tracking the weather like never before. Every morning, mid afternoon and afternoon the office and the lead project manager discussed the weather and the predictions for what the weather.  Finally we had a 4 day break and we mobilized our framing crew and our crews to demo and start framing so we could avoid the rain.  Presently we have trusses showing up on Wednesday and we’ll be weathered in by Friday, Yeah!

This Fine Construction Master Suite addition is located in West Seattle. The addition is to the new 3rd floor with unobstructed 240 degrees incredible views. The design is by the Fine Construction Design Team. Our local architect listened to our clients needs and our interior designer brought together the color pallet that the clients loved and we are on tract to finish this contemporary project. No Doubt that this will be an award winner!
