Floors are often the most overlooked area of a home but they provide a foundation for the design of any room. Look around your home. Does the carpet need replacing? Do you need to replace tiles in a ceramic floor? Is your vinyl flooring cracking or is the style out of date? Do your wood floors need refinishing? Or do you simply want to add some pizzazz to your home? If you’ve answered yes to any of these questions read on.

There are many options for flooring. First, consider how you will use the room.  In a kitchen you will want to install a floor that is easy to clean and will stand up to spills and high traffic. In others areas such as a family room, den, bedrooms or living rooms, carpet will feel the best under foot. Wood flooring may be a better choice for some homes if residents have allergies and desire easy maintenance. In a dining area, hardwoods or laminates will be easiest to maintain. In entryways and bathrooms, ceramic tiles withstand moisture and dirt.

Flooring choices:

Wood Floors. We install many wood floors, mostly oak, because they look great and are very durable. Prefinished hardwoods like Lauzon, Mirage and Muskoka save the mess of sanding and sealing when installed. Specialty woods like hickory can make a home’s decor look more unique. Wide plank flooring is also gaining popularity with homeowners. A product we’ve installed is Carlisle wide plank flooring. Finishes are durable and the floor feels good underfoot.

Stone Flooring. Stone floors include slate, travertine, marble, limestone and even granite. Stone is mostly selected for aesthetics. If you are interested in stone flooring, spend some time doing research about its care. Some stone products are more porous and difficult to clean. You may want to purchase a piece and place it in the area where you would want it installed. Take off boots and place them on the stone, walk on the stone with muddy shoes, high heels or rubber soles. Try cleaning the stone with various products.  Since stone flooring is expensive, it makes sense to “try it out” before making a major investment.

Ceramic Tile. Ceramic tiles are being produced in fascinating new designs and colors. Some ceramic tiles look like wood floors or marble. Glazed ceramic tile is durable and easy to care for. If you install tile flooring in your home, always buy extra tiles in the event that a tile becomes cracked or chipped and requires replacement. Tiles may be discontinued or are produced in runs where colors may vary. It is good to have extra tiles on hand if you need to replace them.

Carpet. Carpet is versatile and more than 90 percent of products available are made of synthetic fibers, primarily nylon which holds its shape and resists stains. Carpet comes in two basic styles – looped and cut loop. Wool is probably the most expensive carpet and nothing beats it for its comfort under foot and durability. When purchasing carpet, don’t forget the pad. Padding not only provides comfort but adds insulation. Padding comes in various densities. The thicker the pad, the better it will perform. Vacuuming frequently will add to the life of the carpet. Professionally clean the carpet every year to year or two to refresh it.

Vinyl and Linoleum Flooring. Today’s vinyl and linoleum floors mimic more expensive flooring. Congoleum has a product called Duraceramic which looks like stone or hardwood. An interesting feature of this product is that it can be installed with grout. The 16 x 16 tiles have a limestone composite base and are scotchgarded, making them easy to clean. According to HGTV, linoleum is an eco-friendly product and is bio-degradable.

Laminate. Wood and stone “look” laminates mimic the look of more expensive flooring. If you’re considering installing a laminate floor be aware that there are significant differences in the quality of products that are on the market. Better quality laminates will cost more. Laminates are good for recovering existing flooring or areas where there is a concrete sub-floor. Some laminate products are “green” and use less wood than solid hardwoods. Laminates are also being produced with environment-friendly cores.

New Flooring Options. Cork flooring has resurfaced in homes because it is both eco-friendly and durable. Cork is harvested from the bark of the “Cork Oak” and trees are not cut down to produce the product. The largest cork suppliers are counties of Europe and North Africa, particularly those along the Mediterranean coast. Parquet flooring was once a valued feature of a home in the 1980s and is once again desirable in both new and older homes.

Window Replacement
The type and quality of the window frame usually affect a window’s air infiltration and heat loss characteristics. Many window frames are available–all with varying degrees of energy efficiency. Some of the more common are fixed-pane, casement, awning, single and double-hung and horizontal sliding.

Fixed-Pane

When properly installed, fixed-pane windows are airtight and inexpensive and can be custom designed for a wide variety of applications. But because they cannot be opened, fixed-pane windows are unsuitable in places where ventilation is required.

Casement and Awning

Casement and awning windows with compression seals are moderately airtight and provide good ventilation when opened. Casement windows open sideways with hand cranks. Awning windows are similar to casement windows except that their hinges are located at the top of the window instead of at the sides. Windows with compression seals allow about half as much air leakage as double-hung and horizontal sliding window with sliding seals

Single and Double Hung.

Double-hung windows have top and bottom sashes (the sliding sections of the window) and can be opened by pulling up the lower sashes or pulling down the upper sash. Although they are among the most popular type of window, double-hung windows can be inefficient because they are often leaky. Single-hung windows are somewhat better because only one sash moves.

Horizontal Sliding

Horizontal sliding windows are like double-hung windows except that the sashes are located on the left and right edges rather than on the tops and bottoms. Horizontal sliding windows open on the side and are especially suitable for spaces that require a long, narrow view..

Frame Materials

Window frames are available in a variety of materials including aluminum, wood, vinyl, and fiberglass. Frames may be primarily composed of one material, or they may be a combination of different materials such as wood and vinyl. Each frame material has its advantages and disadvantages.

Aluminum

Though ideal for customized window design at low cost, aluminum frames cause conductive heat loss and condensation.

Wood

Wood frames have higher R-values, are unaffected by temperature extremes and are less prone to condensation, but they require considerable maintenance in the form of periodic painting. If wood frames are not properly protected from moisture, they can warp, crack, and stick.

Vinyl

Vinyl window frames, which are made primarily from polyvinyl chloride (pvc), offer many advantages. They are available in a wide range of styles and shapes, have moderate to high R-values, are easily customized, are competitively priced, require low maintenance, and mold easily into almost any shape. But vinyl frames are not strong or rigid, which limits the weight of glass that can be used. In addition, vinyl frames can soften, warp, twist, and bow.

Fiberglass

Fiberglass frames can be made in a variety of colors and can hold large expanses of glass. Some fiberglass frames are hollow; others are filled with fiberglass insulation.

Congratulations! Katherine & Jarrod Hamilton on being the winners of our Room Makeover Contest…

Authentic Home and Fine Construction Companies are very excited to get started on the living room of these lucky winners, and they seem pretty excited too! We met with the couple in their lovely home and discussed their personal lifestyle, family and vision for their living room.

Here are some of the tasks will be undertaking;

  • select a new paint color
  • paint the wood tongue & groove ceiling to give the living room a fresh new look and tie it in with the rest of the house
  • update the fireplace surround with new tile
  • rearrange the furniture to accommodate conversation, musical enjoyment as well a place for their young daughter to play
  • rearrange the wall coverings and accessories

Eternal Hybrid Hot Water Heater

Fine Construction has been installing hot water heaters on all our current projects this month, this is not unusual, however, what is unusual is that no two have been the same. This week we are installing the Eternal Hybrid Water Heater unit, the cream of the crop of water heaters. With a 2 gallon storage tank,  you won’t have to wait long for hot water like other traditional on demand units.  The Eternal is 98% efficient, said to be the most efficient hybrid hot water tank on the market.

The next installation was a space ship looking hot water heater, the GE GEOSpring Hot Water Heater, another hybrid that uses electricity and air, typical of the heat pump technology. It stores hot water like the hot water tank that we all grew up with but with the heat pump technology it can save 25% of the cost of heating hot water.

Rinnai On Demand Hot Water Heater

The other hot water tank Fine Construction installed was the on-demand hot water tank.  We specified the need for the Rinnai on-Demand Hot Water Heater, because the home has three bathrooms, and requires an up sized gas line due to the amount of gas needed to heat the water for this size home. These units are of great use if you have multiple bathrooms used for bathing and a large family using water all at the same time, especially a house full of girls, or teenagers in general.  With the Rinnai on-demand unit,  you’ll never run out of hot water.

This is why I decided to install the on demand unit in our home; with 3 ladies in the house I am usually the last one to shower, with the on demand unit I am guaranteed hot water, Yay!  However, there is one downfall to this product, there is a wait time until you get the hot water. Once the demand has been made for the hot water, (turning on the hot faucet), the water starts heating and you have to wait for it to come to you.  The great part of the product is not running out of hot water.

Finally the classic hot water heater.  With all the energy efficient units on the market, I was surprised when one of our client wanted a regular 50 gallon electric hot water heater. There is only two people in this household so the payback would be a long time for a hybrid unit to pay for itself. My birthday passed recently and my family and I took a trip to Sun Peaks, BC for a ski trip. We drove from Seattle to Sun Peaks which is approximately a 6 hour drive without stopping for lunch or dinner, well we actually stopped alot, with the two girls, it was more about enjoying the trip instead of driving straight thru to our destination.

We stopped in Kamloops to stock up on food and drink so a trip to Costco and Safeway and a full car and a lighter wallet we were back on the road. One more hour and we arrive in Sun Peaks, everyone is excited, Kate my oldest is saying, “lets go skiing today, I can’t wait till tomorrow”.  Maggie my youngest says, “lets go tubing and after that we can go in the hot tub”.  Maggie spent more time in the hot tub then on ski’s, well it seemed that way.

We stayed at a great condo, owned by the Deans, Jimmy and DeeDee, take a look at the beautiful places to stay at Direct Vacations. They own the condo at Stones Throw which is a two bedroom, that is well equipped and has a mountain view with a hot tub on the deck and in-floor heating. Oh-so-nice when you wake up in the morning to that view and when you come home from skiing all day. The Dean’s have done a fabulous job of outfitting the place with cooking utensils and gas BBQ. Kate and I baked a cake, and it was especially cool that we had all the stuff to do it.

My Dad came up for 3 nights and he cooked dinner one night while Kate helped out preparing the food while Peggy (My wife) caught up on reading and dozing off.  I was able to get online and cruise the net and plan the rest of the week, which was really easy, since all we did was relax, ski, eat, watch movies and take nice strolls into town to either shop or more eating.  Peggy found a great shop called Fusion and my wallet is a bit lighter now.  They had some great stuff from jewelry to beautiful clothing.

We got up in the morning and we didn’t rush to get on the mountain, we took our time, I remember when I was younger and my parents use to rush us so we would get a full day of skiing in, well things have changed, I’m in the drivers seat. We had breakfast and then on with the ski gear, camera’s, ipods, earphones and wallet.  We had to walk less than 100′ to the fairway where we would ski down to the Morrisey chair and pick up our lift tickets.  In no time at all we are whisked away on the high speed quad up the hill. We all have smiles ear to ear and can’t wait to tear up the hill.  Kate is almost an advanced skier and Maggie is not far behind.  I’ve been able to give them that thing that skiers love, the love of skiing! At the top we geared up I got the camera going and off we headed thru the tree lined trails.  It’s great when it takes 15 minutes or more to ski down a run. There is a run from the top of the Morrisey chair that runs 5 miles and it’s a blast! You can imagine we had 6 days at the DeansNest condo and we loved every minute of it.

Sun Peaks has not been discovered, and like Whistler and it has a great bar nightlife scene.  If you would like a great vacation spot, here it is. We can’t wait to go back!

As some of us get older and we live in a home we love, we start to think about selling the house due to the stairs.  I don’t know about you but we have 3 floors in our home and I love my house and neighbors. When my mother, otherwise known as “Bubbie”, she has serious arthritis, visits, she is restricted by our stairs and can only use the main floor of our home.  Thinking of Bubbie and our lives as we get older, we are designing a stacked closet system on the 3 floors in our reconstruction of our home. This stacked closet system will then provide space for a new elevator system.

The elevator will provide access to all floors when we get older and we are unable to climb the stairs easily, and for now it will provide access to the whole home to our beloved Bubbie.

Here’s something new! Have you heard about Ductless heating and air conditioning systems?  Now you can add heat or air conditioning, or both, to any room or multiple rooms in your home without installing ducts to move the air.  If you have a room that you would like to add air conditioning to or several rooms that get a little too toasty in the summer months, this is a great system for you!  No extensive installations, no unsightly window air conditioners.

Here’s something fun I am working on in my community.  My kids school OLG, Our Lady of Guadalupe in West Seattle,  needed a little assistance with the design and assembly of bid documents to build a 6th Grade Science Lab.  This is very a exciting project, designing a science lab where experiments take place, dissecting, blowing things up, looking into different science experiments. The projects that they will be able to work on in this new space next year will be a huge milestone for the school and the dedication of the wonderful OLG parents along with their contributions will make this dream a reality.

Fine Construction is very excited about a new interesting project we are working on in West Seattle.  We are taking down the walls in the middle of the house to open up the floor plan, enlarging the kitchen, installing skylights, enlarging the master suite and doing custom tile for the back-splash and fireplace.   We will also install new exterior doors with a new fir front door with lead glass.

Take a look at this PDF that shows the new fireplace tiles and the idea of the design and colors that we are going to use.  It is a very personal project and important to us that the client gets what they want here. The client is really excited about the fireplace and the tiles.  He fell in love with the tiles after spotting them at a little neighborhood store, Statements, they are handmade,  beautiful, unique tiles. Fine Construction is spending some extra time with this client to ensure they  get the design and finished product they are extremely happy with for years and years.  This is so worth it us, and we are really enjoying the interaction and excitement that the client is interjecting about the layout design and ideas that we have to make this project unique and specifically designed for them and their home.
